What is predevelopment advisory?
Predevelopment advisory is expert counsel delivered before a project is committed: evaluating the site, testing the program against market and cost reality, shaping the entitlement and execution strategy, and identifying the risks that will decide whether the deal works. It is the least expensive moment to be right, and the most expensive moment to be wrong.

Advisory in the Caribbean
Advisory is where most of our Caribbean work begins. On Ocama Retreat in the Dominican Republic, predevelopment advisory is expanding into full development management. On Mayaguana North Beach in The Bahamas, we lead program strategy, hospitality brand outreach, and investor positioning for an ultra-luxury resort and branded residential destination. And for a top-five global cruise company, the principal has led predevelopment and independent cost advisory across multiple Caribbean island destinations.

How is advisory different from development management?
Advisory is counsel: focused engagements that answer specific questions, test feasibility, or shape strategy. Development management is execution: leading the project day to day across its full lifecycle. Advisory engagements often grow into development management once a project moves forward.

Yes. Independent cost, constructability, and execution reviews for owners, investors, and lenders are a core advisory service, informed by direct construction experience in South Florida and the Caribbean.
Do you help select a hotel brand or operator?
Yes. We lead hospitality brand outreach and operator positioning for resort and branded residential projects, drawing on longstanding relationships with global brands and regional governments across the Caribbean.
