Senior-led, staffed to the project, and accountable to the owner: how an Aventra engagement runs from the first meeting through delivery.
How an engagement is led
Every Aventra engagement is led at the senior level from the first meeting through closeout. The leadership that scopes the work runs it. There is no hand-off to a junior team after signing, and the owner has a senior counterpart on every decision that carries consequence. We take on a select number of engagements each year so that this remains true on all of them.
How an engagement is staffed
A development manager's job is, in large part, to assemble and direct the right team on the owner's behalf. Aventra builds that team around the project rather than around a fixed overhead structure.
Early engagements are often Aventra alone: a site to evaluate, a budget to test, a strategy to set. As a project advances, the team grows with it. Across our active projects today, Aventra works with and directs architecture, planning, and engineering firms, general contractors, permit expediters, market and financial advisors, and insurance and surety brokers, alongside the owner's own staff and consultants. Where an assignment calls for full-time site or document control presence, we add dedicated project personnel to the engagement.
The owner gets a team sized to the project, led by people who have built the product type, with every member selected on merit. Aventra has no affiliated firms to favor.
What the owner receives
Every engagement runs on the same controls, scaled to the project:
- The Aventra Owner's Report. A monthly, plain-language account of where the project stands, written for owners, investors, lenders, and boards: status against budget and schedule, commitments and cost to complete, the change orders and pay applications reviewed that month, open risks, and the decisions the owner needs to make next. One document, the same format every month, that a board or a lender can read in ten minutes. See a redacted sample (PDF).
- Budget and cost tracking. Budget, commitments, change orders, and cost to complete, kept current.
- Pay application and draw review. What is billed is verified against what is built before the owner or the lender pays.
- Schedule tracking. Milestones, critical path, and the recovery plan when something slips.
- Risk and decision log. Open risks, who owns them, and the decisions the owner needs to make, on the record.
Why owners engage Aventra
- A rare dual qualification. Development-management judgment paired with a Florida Certified General Contractor's technical authority on cost, constructability, and contractor behavior.
- We have built these buildings. Resorts, rental towers, parish halls, classroom buildings, and the largest public school in Miami-Dade history, delivered as the contractor. We know how a bid is priced and how a change order is written, because we have written them.
- Independent by design. No construction arm, no design arm, no affiliated contractors. The only outcome we are paid for is the owner's.

Advisory expands into owner's representation or development management only as the project advances, with the same senior leadership throughout.
The only outcome we are paid for is the owner's.
We do not build, we do not design, and we hold no trade contracts. Every recommendation we make, from the architect to the surety broker, is made for one client.
What Aventra is accountable for at each stage.

Evaluate
Site, program, market, and cost tested against each other before capital is committed. We tell the owner what the site will support and what it will take to deliver it.

Structure
Delivery method, budget basis, schedule, and risk allocation set while they are still open. The decisions with the most leverage are made here.
- 03
Design and entitle
We assemble and manage the design team, review constructability at every milestone, and lead entitlements and permitting with counsel and consultants.

Procure
Contractor prequalification, competitive bidding, bid leveling, and contract negotiation, so the low number is actually the low number.
- 05
Build
Budget, schedule, quality, and change order discipline from groundbreaking forward, with pay applications and lender draws reviewed before the owner pays.
- 06
Deliver
Closeout, punch, commissioning, and handoff to operations, leasing, or sales, with the record complete.
How we work, answered plainly.
Who will we be working with?
Aventra's senior leadership, from the first conversation through delivery, supported by the project team assembled for your engagement. You will not be handed to someone you have not met.
Is Aventra a general contractor?
No. Aventra does not build and holds no trade contracts. The firm's leadership holds Florida general contractor licensure and has spent three decades in construction, and that expertise is used exclusively on the owner's side of the table.
How do you select the architects, contractors, and consultants you recommend?
On merit, for the specific project. We prequalify, compare, and recommend; the owner decides and holds the contracts. Aventra receives nothing from any firm it recommends.
Can you work alongside our existing team?
Yes. Many owners come to us with an architect, a contractor, or in-house staff already in place. We integrate with that team, fill the gaps, and hold the whole effort accountable to the owner's budget and schedule.
Is Aventra insured?
Aventra carries general liability and professional liability (errors and omissions) insurance, and provides certificates of insurance on request.
