Addison Landing is a five-story luxury rental community in Palmetto Bay, Florida, with 114 residences, 13,000 square feet of ground-floor retail, podium parking, and a full amenity program. Together with Banyan House in Miami, it is part of the 280 multifamily units currently under development with Aventra in South Florida.
Why it is demanding
Palmetto Bay is a village with its own approval process, its own expectations for ground-floor retail, and neighbors who pay attention. A five-story rental community with 13,000 square feet of retail has to satisfy all three while holding a budget in a subcontractor market that reprices every quarter.
