Owner's representation for distinguished residences
For private owners of luxury homes and high-end condominium residences, whether a custom estate or the complete renovation of a single apartment, Aventra acts as your owner's representative. We review the contractor's price and contract, hold the architect, designer, and contractor to the budget and schedule, and report to you every month. We have no construction arm, no design arm, and no affiliated contractors. Engagements are selective and confidential.

Why private owners engage an owner's representative
Most owners build occasionally. Their contractors, architects, and consultants do this every day. An owner's representative levels that field, bringing the owner the same depth of experience that sits on the other side of every negotiation.
Aventra is independent: no construction arm, no design arm, and no affiliated contractors, so the only outcome we are paid for is yours. The firm is led by a Florida Certified General Contractor and former chief executive of an international construction management firm, and the leadership that scopes an engagement stays on it from the first meeting through closeout.
What we do on a private residence
Before the contract is signed
- Project budget development and validation, and review of the contractor's price, with bid leveling so the low number is actually the low number

- Design review at every milestone, with cost checks against the budget
- Permitting strategy and coordination with expediters, the city, and the county
During construction
- Site observation, progress meetings, and accountability across the architect, designer, and contractor
- Change order review and independent pricing
- Pay application review, with lien release tracking
- Schedule tracking and recovery planning
- The Aventra Owner's Report: a monthly, plain-language account of budget, schedule, risks, and decisions (redacted sample, PDF)
Closeout and move-in
- Punch list management, final inspections, certificates of occupancy, and permit closeout
- Warranties, operation and maintenance manuals, and as-built documents

Private-client representation, answered plainly.
Do you represent private owners of luxury homes and condominium residences?
Yes, Aventra acts as owner's representative for a select group of private owners of luxury homes and high-end condominium residences, from a custom estate to the complete renovation of a single apartment. These engagements are handled with discretion, confidentiality, and senior-level attention, with the same rigor we bring to institutional projects.
What does an owner's representative do on a private residence?
An owner's representative works only for you, managing the architect, designer, and contractor so that every decision serves your interests. We review the contractor's price and contract, review change orders and pay applications, track the budget and schedule, and send you one monthly Owner's Report in plain language.
Are you affiliated with any contractor, architect, or designer?
No, Aventra has no construction arm, no design arm, and no affiliated contractors. We take no fee from any contractor, vendor, or consultant on the project, so the only outcome we are paid for is yours.
How are your fees structured?
Fees are a fixed fee or a monthly retainer for a defined scope and duration, quoted in writing before the work starts. Aventra takes no percentage of construction cost, so our compensation never rises when the project's cost does.
When should we bring in an owner's representative?
Before the contracts are signed: ideally at feasibility or early design, and certainly before contractor selection. The largest savings come from decisions made early, when budget, delivery method, and contract terms are still open. Owners also bring us in mid-project when budget, schedule, or quality is drifting.
Where do you work?
Aventra represents private owners in Miami-Dade County, including Coral Gables, where the firm's office is, and Coconut Grove.
Do you replace our architect, designer, or contractor?
No, the architect and designer design and the contractor builds; we represent you in managing them. We can work with a team you have already selected or help you select one.
Who leads the engagement?
Aventra's senior leadership leads every engagement, and the leadership that scopes an engagement stays on it from the first meeting through closeout. The firm is led by a Florida Certified General Contractor and former chief executive of an international construction management firm.
Is Aventra insured?
Yes, Aventra carries general liability and professional liability (errors and omissions) insurance, and provides certificates of insurance on request.
Can we start with something smaller?
Yes, a fixed-scope budget and contract review is a fixed fee quoted in advance, a written report, and no obligation beyond it.
